Kentucky USDA Rural Housing Refinance Pilot Program 



 The Kentucky USDA Rural Refinance Pilot Program was authorized for two years from its inception in February 2012. The two-year period expires February 28, 2014. We anticipate the Ky RHS Refinance Pilot  program will continue, however we have no information confirming the continuation at this time. We will pass along more information as we receive it.

USDA RURAL HOUSING MORTGAGE GUIDELINES AND QUALIFYING CRITERIA FOR KENTUCKY USDA MORTGAGE LOANS

USDA RURAL HOUSING MORTGAGE GUIDELINES USDA allows an LTV of 100%.  Therefore, the borrower would only need to bring closing cost to the table.  You can also have 6% Seller concession.  On CONV its only 3%.  Your USDA Guarantee fee can be financed into the loan. Closing Cost can be a gift from a relative Finance 100% of Appraised Value – when home appraises for more than Purchase Price the closing costs and prepaids can be financed into the loan (up to the appraised value) CAIVRS-All must reviewed and acceptable.  Individuals who have been suspended or debarred from participation in Federal programs or they have delinquent federal debt are not eligible for a USDA Guarantee Loan. 2026 update: USDA Rural Housing (Section 502 Guaranteed) is still a zero-down option in many Kentucky counties. The two big “gatekeepers” remain property eligibility (must be in an eligible rural area) and household income limits (must be within USDA’s limit for the county and household size). Kentucky USDA Mortgage Loan Requirements Kentucky USDA Rural Housing (USDA Guaranteed) loans are designed to help buyers purchase a primary residence with 100% financing in eligible rural areas.
