Every winter, the new mortgage loan limits make headlines — for 2026 it's $832,750 for conventional loans and $541,287 for FHA in Kentucky. And every winter, buyers ask me the same thing: what's the limit on a Kentucky USDA loan? Here are the answers, question by question.
Does the USDA Guaranteed loan have a limit for 2026?
No. The Section 502 Guaranteed program — the $0-down loan this site is all about — has no maximum loan amount. Your loan size is decided by what you can afford under USDA's debt-to-income guidelines, not by a cap on the price of the house.
Then what does limit how much I can borrow?
Two things. First, your household income has to fall under USDA's limit for your county: for fiscal year 2026, that's $122,800 for households of 1–4 people and $162,100 for 5–8 people in most of Kentucky, with the Northern Kentucky metro counties allowed slightly more ($128,600 and $169,800). Second, your monthly budget: USDA generally wants your house payment near 29% of gross income and total debts near 41%, though automated approvals can stretch further with strong compensating factors.
What about USDA Direct loans?
The Section 502 Direct program — funded by USDA itself for low- and very-low-income buyers — is the exception: it does carry county-by-county area loan limits set by the agency, separate from everything above. How does USDA compare to the 2026 FHA and conventional caps?
FHA caps out at $541,287 in every Kentucky county this year, and conventional at $832,750. USDA's guaranteed program floats above both concepts — no cap, no down payment, and for 2026 the fees are unchanged: a 1.00% upfront guarantee fee (which can be financed) and a 0.35% annual fee, still cheaper than FHA mortgage insurance.
